Extra repayments and overtime are the slow way. I help homeowners use the equity they already have to build a second asset, a new build investment property that may help clear the home loan years earlier.
Choose a time when you can talk for 15 minutes without interruption. If you have a partner on the home loan, it helps if they can join too.
I'll send you a text to confirm. Nothing to prepare, but if they're handy, have your rough home loan balance and home value ready. It means we can get straight into your numbers.
Need to move it? Just reply to the confirmation or call 0406 705 517.
This strategy uses the equity in a home you already own, so it may not suit you just yet. I'll send you some useful info by email in the meantime.
Some clients get there faster, some take longer. Every situation is different and results will vary. Australian investor figures: ATO taxation statistics 2020 to 21.
Most homeowners in their 40s and 50s are doing what they were told. Work hard, pay extra off the mortgage, never miss a payment. Ten years in, there's still 20 to go.
Your home loan isn't tax deductible. Every extra dollar you put in was taxed first, and builds nothing outside the house.
Earn more, hand over more. On a high income, a big chunk of every extra shift goes to the ATO before it reaches the mortgage.
When the house and super are all you have, retirement often ends with selling the family home and downsizing. That's not a plan you chose.
Here's what most people miss. The wealth you have came from the house going up in value, not from paying it down. So the answer isn't paying faster. It's owning more.
The money you're already throwing at the mortgage goes to work in a second asset instead. Here's the engine behind it.
Your home has likely gone up in value. That equity can fund the deposit on a new build, so most clients don't need cash savings to start.
The tenant pays most of the costs. Negative gearing and new build depreciation bring tax back to you. What's left can be as little as $100 a week.
As rents and values rise, that growth builds equity you can put back to work. For our clients, that's what turns 25 years left into around 7.
EPG has always focused on new builds, and always will. Nothing has changed in our strategy.
I came out of construction, so I know what makes a new build a good investment and what makes it a slow leak. New homes come with more to claim, less to fix, and strong capital growth when the land and location are right.
The May Budget only backs it up: new builds are set to be the only homes that keep negative gearing for new purchases from 1 July 2027. Negative gearing means a rental loss can be claimed against your wage.
Unless you can afford $700 or more a week to hold one old property, why would you? For the same money, you could hold 3 or more new ones.
Holding costs depend on the price, the rent, your loan and your tax position. We'll show you real numbers for your situation.
Based on measures announced in the 2026 to 27 Federal Budget. [CHECK: confirm whether legislated before going live.] Your accountant can confirm how this applies to you.
We look at your home loan, your equity, your income and what you want. If I can't help, I'll tell you straight.
A clear plan built around your numbers: what a new build may cost to hold each week, the tax side, and how it could help clear the family home sooner.
I check the land, the builder and the build the way a developer does, before anything is put in front of you.
Most property advisers have never built anything. I spent years in construction before I moved into advisory, so I know what makes a new build a good investment and what makes it a slow leak.
We had the pleasure of partnering with EPG for our recent investment opportunity. Jay was instrumental in helping us secure our first investment property. As newcomers to the process, his guidance, relevant insights, and clear communication made every step—from engaging brokers and conducting pre-purchase inspections to final handover and final inspections—smooth and stress-free. Jay’s professionalism and hands-on approach stood out for us. Highly recommend him and EPG, and we look forward to working with him again on our next investment soon!

Answer 6 quick questions and pick a time. On a 15 minute call we'll go through your numbers. If it stacks up, here's what you get:
No hard sell. If it's not right for you, I'll say so. And you work with me personally, start to finish.
I only take on a small number of clients at a time, so spots are limited.
Most clients use the equity in their home rather than savings. On the call we'll look at what your equity and income may allow. Your broker or bank has the final say on lending.
Not necessarily. Plenty of people start in their 50s. We'll look at your timeline, your super and when you want the home loan gone, and tell you honestly whether it stacks up.
It depends on the price, the rent, your loan and your tax position. Some new builds can cost as little as $100 a week to hold. We'll show you real numbers for your situation. [CHECK: confirm with a current deal.]
No. There's nothing dodgy and no offshore accounts. It's buying a new investment property and using the tax rules as they're written. Your own accountant should always check the numbers.
An established investment property can cost $600 to $700 a week to hold today. Unless you can comfortably afford $700 or more a week for one old property, why hold one when you could hold 3 or more new ones for the same money? Under the changes announced in the May 2026 Budget, established homes bought after Budget night are also set to lose negative gearing from 1 July 2027. New builds keep it, and come with more depreciation and less maintenance. [CHECK: update once legislated.]
Prices move up and down, and no one can promise growth. That's why we plan to hold for the long term, keep the weekly cost low enough to ride out a flat patch, and only pick land with tight supply, infrastructure coming and strong rental demand. Most of the risk is buying the wrong property, and that's what I check for.
A buyers agent finds you a property. I start with a plan for your whole position, then pick new builds the way a developer does: the land, the builder and the build. I came out of construction, so I can read a spec sheet and walk a slab. And you work with me personally the whole way.
15 minutes. We look at your home loan, equity, income and goals. If it makes sense, I'll put together your Equitable Success Package. If not, I'll tell you straight.
